Course 205 Bargaining Negotiations

Bargaining Negotiations: Provides an overview of the steps involved in bargaining negotiations, how to determine whether negotiations are progressing in a bargaining or problem-solving mode and the specific skills and attitudes required of successful bargainers.
This course teaches the skills required to win at bargaining negotiations. Problem-solving negotiations are widely accepted as the preferred type of negotiations. However, successful acquisition professionals must be effective at both bargaining and problem-solving negotiations so they are thoroughly prepared in the event that they encounter an attorney or property owner who insists upon a hard bargaining stance.
Participants will learn:
The steps in a bargaining negotiation
How to analyze the negotiations to determine if they are progressing in a bargaining or problem-solving mode
How to identify the specific skills and attitudes required of successful bargainers
How to make the initial offer
How and when to grant concessions
How to secure concessions from the other party
Self-examination, role play and case studies tie negotiations to on-the-job situations

The Dark Side of Deeds Presented by Geline Spinks of IRWA Chapter 36
Geline Spinks has served as Title Plant Manager for Community National Title for 9 years, overseeing the title examination and abstract process for all their ROW projects throughout the State of Texas. She has overseen a 100+ ROW projects for various acquisition purposes all across Texas and has presented classes for IRWA in the Dallas and Austin areas of Texas. Prior to her current role as plant manager, she was a senior commercial examiner specializing in acreage research. Mrs. Spinks got into title from the day she was born with parents that were in the industry as title examiners and oil and gas landmen. She has 20+ years of official experience in title, not including those days of pulling records at the courthouse by her mother’s side.
